In 2002, I bought a small holding (plot of Land) with two two-bedroom townhouses, a 6 bedroom house and two 150 square meter ware houses (plus 1.5 hector open land) in Princess, Roodepoort in a sale in execution of a company I worked for, (read unemployed employee).The settlement price was R380,000.
I bought it with an 80% mortgage. My cost was R82,000, which was a deposit of R80,000 plus legal fees of R2,000. I paid the deposit and legal fees in cash with funds I withdrew from my mutual investments.<

The monthly rent from the two townhouses and a one room portion of the main house (which was leased too), was enough to pay the monthly mortgage payments, rates & taxes, maintenance and my living costs. (I converted an office into my own living space).

I refinanced it for R1.5m a few months after registration, cashed in ALL my mutual investments totaling a dismal R347,000 (after 20 years of investing) and used the proceeds thereof to convert the large house into five apartments (2×3 bedroom, 2×2 bedroom and a one bedroom apartment) and after meeting COERT COETZEE in 2004, I bought a few more townhouses in Gauteng, Bloemfontein KZN and Western Cape.

I never paid more than my initial cost of R82,000, (bought a vehicle with a portion of the R347k). All further deposits, legal fees, levies, taxes, maintenance, upgrades and refurbishments have come from the refinance and rental income.

Thanks to OPM, I did not pay R380,000 for the property. I paid R82,000 for it. The capital growth over the 21 years I have had it, (registration took 14months), it’s valued today at +R11,000,000. Return On Cash = incriminating!! ROi = ++
